The problem

Manual research is how you lose deals

By the time you finish checking 32 county clerk sites and looking up the property on 4 different databases, someone else already bid.

Without DeedSnipe
Check 32 county clerk websites manually every week
No idea what a property is worth until you look it up separately
Bid blind — no flood zone, no EPA check, no owner info
Miss auctions because you found them after they closed
Risk buying next to a Superfund cleanup site
No way to compare deals across counties quickly
With DeedSnipe
Every listing from 32 counties in one place, updated nightly
County appraiser valuations matched to every auction property
FEMA flood zones, EPA hazards, and homestead flags instant
Alerts notify you before auctions so you never miss a deal

FAQ

Common questions

What is a Florida tax deed auction?
When a property owner fails to pay property taxes, the county sells the property at public auction to recover the back taxes. The opening bid is typically 2–10% of market value. Florida is a deed state — the winning bidder receives the deed with no redemption period.
How do the search alerts work?
Pro subscribers can save searches with custom criteria: counties, property types, minimum opportunity score, maximum opening bid, and FEMA risk level. When a new listing matches your criteria, DeedSnipe emails you immediately. You also get a 24-hour reminder before each auction day you have tracked properties in.
What does the opportunity score mean?
Every property is scored from 1 to 99 based on six factors: bid-to-value ratio (50 points), property type (15 points — residential scores highest), flood risk (10 points), structure size (10 points), year built (5 points), and homestead status (5 points). A score above 80 indicates strong economics and low risk.
Is DeedSnipe free?
Browsing all listings, property details, satellite photos, valuations, EPA reports, and sale timelines is completely free — no credit card required. Pro ($79/mo) adds saved searches, email alerts, auction-day reminders, and CSV export.
Which counties are covered?
32 counties on the RealTaxDeed platform: Alachua, Brevard, Charlotte, Citrus, Clay, Collier, Duval, Flagler, Gulf, Hernando, Highlands, Hillsborough, Indian River, Lake, Lee, Manatee, Marion, Monroe, Nassau, Orange, Osceola, Pasco, Pinellas, Polk, Putnam, Sarasota, Seminole, St. Johns, St. Lucie, Sumter, Volusia, and Washington.
How often is the data updated?
The scraper runs nightly at 2am ET. New listings, bid changes, and status updates are available every morning. Pro members also get instant alerts when new matches appear.
