1. Who We Are

DeedSnipe ("we," "us," "our") operates deedsnipe.com, a Florida tax deed auction intelligence platform. For privacy questions, contact us at support@deedsnipe.com.

2. Information We Collect

Information you provide:

Email address — used for account login, auction alerts, and service communications
Password — stored only as a bcrypt hash; we never store or see your plaintext password
Watchlist selections — properties you choose to track
Payment information — collected and processed by Stripe; we do not store card numbers

Information collected automatically:

IP address — logged for security monitoring and rate limiting
Browser and device type — collected by Google Analytics for usage analytics
Pages visited and features used — collected by Google Analytics in anonymized form
ToS acceptance timestamp — date and time you accepted these terms, stored with your account

3. How We Use Your Information

To create and manage your account
To send auction day alerts for properties on your watchlist
To process subscription payments via Stripe
To detect and prevent fraud, abuse, and security threats
To improve the platform using anonymized usage data
To send transactional emails (account verification, billing receipts)
To comply with legal obligations

We do not use your data for advertising. We do not sell or rent your personal information to third parties.

4. Third-Party Services

We use the following third-party services, each governed by their own privacy policies:

6. Data Retention

We retain your account data for as long as your account is active. If you delete your account, we will delete your personal information within 30 days, except where we are required to retain it for legal or accounting purposes (e.g., billing records for up to 7 years as required by tax law).

Access — request a copy of the personal data we hold about you
Correction — request that we correct inaccurate information
Deletion — request that we delete your account and associated data
Opt-out — unsubscribe from marketing emails at any time via the unsubscribe link

California residents (CCPA): You have the right to know what personal information we collect, the right to delete it, and the right to opt out of its sale. We do not sell personal information.

8. Security

We take reasonable technical and organizational measures to protect your data, including:

All data transmitted over HTTPS / TLS encryption
Passwords stored as bcrypt hashes (cost factor 12) — never in plaintext
Admin access restricted to SSH tunnel with two-factor authentication
Rate limiting and brute-force protection on all authentication endpoints

No system is 100% secure. In the event of a data breach affecting your personal information, we will notify you within 72 hours of discovery.

9. Children's Privacy

DeedSnipe is not directed at children under the age of 18. We do not knowingly collect personal information from minors. If you believe a minor has created an account, contact us at support@deedsnipe.com and we will promptly delete the account.

10. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify registered users by email before material changes take effect. Continued use of the Service after that date constitutes acceptance of the updated policy.
