DeedSnipe provides auction data, property scores, and related information for informational purposes only. Nothing on this platform constitutes investment advice, legal advice, or a recommendation to buy, sell, or bid on any property. All data is derived from publicly available county records and may contain errors or omissions. DeedSnipe makes no guarantees about the accuracy, completeness, or timeliness of any data on this platform. You are solely responsible for verifying information before making any investment decision.

1. Acceptance of Terms

By creating an account or using any part of DeedSnipe ("the Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service. These terms constitute a binding legal agreement between you and DeedSnipe.

2. Description of Service

DeedSnipe aggregates publicly available Florida tax deed auction data from county portals and presents it in a searchable, scored format. The Service includes:

  • Upcoming auction listings with dates, opening bids, and county information
  • Opportunity scores derived from publicly available property data
  • Watchlist functionality for tracking properties of interest
  • Auction day email alerts for watched properties (where available)
  • Property-level data including assessed values, flood zone status, and lien indicators

The Service is provided "as is." We reserve the right to modify, suspend, or discontinue any feature at any time without notice.

3. Not Investment or Legal Advice

DeedSnipe is a data aggregation tool, not a financial advisor or law firm. The opportunity scores, property data, and any other content on this platform are provided solely for informational purposes and do not constitute:

  • Investment advice or a recommendation to purchase any property
  • Legal advice regarding title, liens, or encumbrances
  • A guarantee that any property is free of defects, liens, or legal complications
  • An appraisal or professional valuation of any property

Tax deed properties may have title defects, outstanding liens, physical hazards, or other issues not reflected in our data. Always conduct your own due diligence and consult qualified legal and financial professionals before bidding on any property.

4. Data Accuracy

Property data is sourced from public county records, Florida Department of Revenue files, and other publicly available sources. While we make reasonable efforts to keep data current and accurate, we do not warrant that any data is accurate, complete, or up to date. Auction dates, opening bids, and property details can change without notice. Always verify critical information directly with the relevant county clerk or auction portal before bidding.

5. Accounts and Registration

You must provide a valid email address to create an account. You are responsible for maintaining the security of your account credentials and for all activity that occurs under your account. Notify us immediately at support@deedsnipe.com if you suspect unauthorized access. We reserve the right to terminate accounts that violate these terms.

6. Subscription and Payment

DeedSnipe offers a free tier and a paid Pro tier. Paid subscriptions are billed monthly via Stripe. By subscribing:

  • You authorize us to charge your payment method on a recurring monthly basis
  • Subscriptions renew automatically until cancelled
  • You may cancel at any time; cancellation takes effect at the end of the current billing period
  • Refunds are issued at our discretion for billing errors or extenuating circumstances
  • We reserve the right to change pricing with 30 days' notice to your registered email

7. Acceptable Use

You agree not to:

  • Scrape, crawl, or systematically download data from DeedSnipe by automated means
  • Resell, redistribute, or sublicense any data obtained from the Service
  • Use the Service to build a competing product
  • Attempt to access any account, system, or data you are not authorized to access
  • Use the Service for any unlawful purpose or in violation of any applicable law
  • Reverse engineer, decompile, or otherwise attempt to extract source code from the Service

Violation of these restrictions may result in immediate termination of your account and potential legal action.

8. Intellectual Property

The DeedSnipe platform, including its design, scoring algorithms, and software, is our proprietary property. The underlying auction data is derived from public records and remains in the public domain. You may not copy, reproduce, or commercially exploit any portion of the Service without written permission.

9. Limitation of Liability

To the maximum extent permitted by applicable law, DeedSnipe and its owners shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to lost profits, lost data, or financial losses arising from your use of or reliance on this Service — even if we have been advised of the possibility of such damages.

Our total liability for any claim arising from your use of the Service shall not exceed the amount you paid to DeedSnipe in the three months preceding the claim.

10. Indemnification

You agree to indemnify and hold harmless DeedSnipe and its owners from any claims, damages, or expenses (including reasonable legal fees) arising from your use of the Service, your violation of these Terms, or any investment or bidding decision you make based on data from the Service.

11. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Florida. If any provision of these Terms is found unenforceable, the remaining provisions remain in full effect.

12. Changes to These Terms

We may update these Terms at any time. We will notify registered users by email at least 14 days before material changes take effect. Continued use of the Service after that date constitutes acceptance of the revised Terms.
